Our professional services department offers valuation advice for a variety of purposes from FRICS chartered surveyors.

Our services include:

  • Capital Transfer
    When it is intended to transfer the ownership of a share of a property or the entire property, a value has to be given in order to assess the amount of Stamp Duty to be paid to the Inland Revenue. It is also important to have the property professionally valued as it might well be that a base for Capital Gains Tax will be needed or that the transfer figure would be the subject of a future enquiry by the Inland Revenue.

  • Leasehold extension
    Both this matter and Freehold Enfranchisement are governed by The Leasehold Reform, Housing and Urban Development Act 1993. This Act is currently the subject of amendment by The Houses of Parliament and it is important to be currently up to date with both present and future legislation and also the current transactions and decisions made by The Leasehold Valuation Tribunals.

  • Capital Gains Tax
    Any gain in value made on a property, residential or commercial or held as an investment unless owner occupied is subject to this Tax. The base year for the valuation unless acquired since is 1982. The Inland Revenue seek to base the gain on the movement in value between 1982 the date of disposal therefore it is crucial that the 1982 value is correct (Unlike many others, we have records of 1982 transactions which are held on computer so we can successfully argue and negotiate with the District Valuer).

  • Freehold Enfranchisement
    There are a number of factors to be taken into account in providing valuations under the 1993 Act whether for Lease Extension or Freehold Enfranchisement however the current and future value of the property is fundamental and we are well placed due to the volume of sales effected by our offices to be able to correctly assess these values. We have carried out well over a hundred such valuations and many successful negotiations.

  • Matrimonial
    Unfortunately when a marriage breaks down, it is necessary to arrive at a financial settlement. Usually, the matrimonial home is the major or very significant asset and often one or other of the parties wishes to remain in the property hence its value has to be agreed. We can carry out valuations for either party to ensure that an equitable solution is arrived at or we can carry out an independent valuation and are often Court appointed so to do.

  • Building Insurance
    We can provide advice regarding the Estimated Value for Fire Insurance purposes. It is vitally important to ensure that a property is not under-insured, if this is the case then the Insurance Company will only pay out a proportion of the sum claimed by the use of "averaging" even though the sum claimed might well be a fraction of the insured amount.

  • Inheritance Tax
    Whether or not a property is to be sold or retained by beneficiaries, it is necessary to submit to the Inland Revenue the value as at the date of death in order to obtain grant of Probate. We negotiate on a very regular basis with the District Valuer and have succeeded on a number of occasions in achieving tax savings of over £100,000.
